Three Year Anniversary for The Green Mission Inc.

The Green Mission Inc. has been working in the sustainable built environment for three years offering our clients IRS Qualified Appraisals. These appraisals are to substantiate the value of materials and property extracted during the process of deconstruction.

What is deconstruction? It is the careful un-building of an architectural structure with the intent of salvaging and reusing or recycling as many component parts as possible.

Where does the appraisal fit in? Owners of these properties can donate the materials to a qualified 501(c)(3) or governmental entity for a tax deduction for the IRS defined Fair Market Value of the property.

Materials and property are kept out of the landfill, beautiful architectural elements and materials can be reused in new construction, jobs are created for deconstruction teams, and the donor receives a valuable tax deduction. It is a WIN-WIN-WIN-WIN!

So, why was The Green Mission Inc. formed? Critical to moving the needle away from demolition and towards deconstruction is the appraisal prepared to value the property. Prior to our entrance to the industry, it has been estimated that there were only a handful of personal property appraisers completing the majority of deconstruction appraisals nationwide. Unlike other personal property appraiser fields like art, collectibles, or real estate appraisals, the industry was incredibly insular.

Our entrance into the market has assisted hundreds of clients receive IRS compliant appraisals by appraisers with the correct education and credentials.

Why We Are the Most Qualified—Education and Research

Our team includes accredited members of the three personal property appraisal organizations who sponsor the Congressionally created The Appraisal Foundation.

Our researchers and appraisers have undergraduate and graduate degrees in fields lending themselves to valuation methodology and theory. Our website currently has over sixty-five articles and educational materials for clients and friends in the industry.

Why is this education and training important? Because the IRS requires it!

Our team has no plans to slow down when it comes to promoting deconstruction through the careful and accurate use of the appraisal for tax deductions. We opened a sister company in 2020, Probity Appraisal Group to provide appraisals for fine and decorative art, collectibles, furnishings, antiques and other property, employing the same high standards.

We know and trust our clients to do their homework on their appraisers.

Ensure they are accredited members of either American Society of Appraisers, Appraisers Association of America, or International Society of Appraisers. Ensure they have an educational background including college degrees in business fields. Review their CV.

Ensure they have not been precluded from practice due to unethical behavior outlined in IRS Circular 230.

Ensure they have not created an illegitimate title such as Certified Reuse Appraiser or claim they are “licensed.” No such certification exists nor does licensing.

Ensure the appraiser provides a sample report.

Going into our fourth year, our goals include greater national outreach with education on the appraisal process and the importance of preserving the integrity of the tax deduction to promote deconstruction and reuse. We look forward to decades of work within this dynamic and purposeful industry!
